Proposed Mariners' Landing Development Along Branford River Heads to PZC July 16


A mixed-used community of four four-story buildings supporting a total of 147 residential units and a sprinkling of commercial spaces is part of a developer's request to modify and complete Branford's Anchor Reef Planned Development District (PDD) on Maple Street along the Branford River. A public hearing on the application will open Thursday, July 16 during Branford's Planning and Zoning Commission (PZC) meeting.

The development site neighbors the Stony Creek Brewery at 5 Indian Neck Avenue, which is across the street from another proposed residential development, Tidal Basin, a 30-unit residential building proposed for 4 – 6 Indian Neck Avenue. The PZC's public hearing on Tidal Basin opened July 2 and continues July 16 (see related story).

The Mariner's Landing applicantion has been submitted by Sal Marottoli of Branford/Mariners' Landing LCC and asks the PZC to further modify approved 2012 changes to the 2001 master plan of development for the Anchor Reef PDD. The 2012 changes to the PDD eliminated a proposed 90-room hotel in favor of allowing two 30-unit buildings.

The Mariner's Landing application for 60 Maple St. calls for developing approximately 11.25 acres of land owned by Anchor Reef Club amidst a partially-developed 18.2 acre parcel which already includes the condominium buildings of Anchor Reef (a 30-unit modern dwelling), and The Mill, a 14-unit condominium housed in a renovated industrial building on the site.

With regard to further developing land on the former Malleable Iron Fittings (MIF) industrial site that could require remediation, according to a letter submitted to the PZC by the applicant's representing attorney, Marjorie Shanksy (New Haven), "...the majority of the environmental remediation has been completed at the property except for the introduction of the fill cap and the continuation of ground water monitoring."

In the letter, Shanksy also noted Mariner's Landing will continue the integration of a public access riverfront walkway as well as creating a "commercial node linking the site with the Train Station and the rest of the Town Center Village District."
