The Total Effect


Gia Polio of Branford and Branford Neighbors have made many good points that need to be considered by Planning & Zoning Commission and the town government. We want to add our concerns.

Since the opening of the Stony Creek Brewery, there has been a significant increase of traffic. We own 81 Rogers Street, which is a two-way street. The problem is that most of the houses don’t have off-street parking. Therefore one side of the road is completely filled with parked cars. The remaining road does not always allow vehicles going up or down Rogers Street to pass without one pulling over to allow the other to pass.

Rogers Street seems to be the best route to go from the train station, the brewery, and Branford Point to get to I-95, Branford center, or Rout 1 East.

Hopson Avenue is one-way south and Kirkham Street has the traffic light at Main Street. This area is zoned as Residence R-1 District. These districts are primarily residential in nature and consist of areas built up in years past with single-family, two-family, and multi-family structures.

The proposed Tidal Basin, the Mariners Landing and the Atlantic Wharf are zoned General Industry 1 District. These districts consist of areas that have experienced heavy industrial development in the past. According to current Branford zoning regulations, Development of retail and residential uses in these districts would be inconsistent with their purpose and residential development is not allowed.

Increasing to allow 382 new apartments with an average of two cars per unit means 764 vehicles. The road infrastructure is not equipped to handle this volume.

We ask the Planning & Zoning Commission to look at the total effect on the area, not just the parcels being developed.
